Key Factors in the Calculation:
- Square Footage: This is the primary driver of value. It measures the heated and cooled living space of the home.
- Price per Square Foot: This varies wildly by neighborhood. A home in a metropolitan hub will have a significantly higher price per square foot than a similar home in a rural area.
- Bedroom & Bathroom Count: These represent "utility value." More bedrooms typically accommodate larger families, while bathroom counts significantly impact daily convenience and luxury appeal.
- Condition Multiplier: A home's state of repair acts as a force multiplier. A "fixer-upper" may sell at a 20-30% discount, while a fully renovated "turn-key" property can command a significant premium.
