Key Factors Influencing Roof Pricing
- Total Square Footage: Roofing is measured in "squares," where one square equals 100 square feet. A 2,000 sq ft home doesn't necessarily have a 2,000 sq ft roof; pitch and overhangs increase the actual surface area.
- Roof Pitch (Slope): Steeper roofs are more expensive. They require specialized safety equipment, more labor time, and different underlayment techniques compared to flat or low-slope roofs.
- Material Choice:
- Asphalt Shingles: The most common and cost-effective option ($4.00 – $7.00 per sq ft).
- Metal Roofing: Extremely durable and energy-efficient ($10.00 – $16.00 per sq ft).
- Slate and Tile: Premium materials with 50-100 year lifespans but high weight and installation costs ($15.00+ per sq ft).
- Complexity: Chimneys, skylights, valleys (where two roof planes meet), and dormers add to the labor hours and required flashing materials.
Example Calculation
If you have a 2,500 sq ft roof area with a standard pitch (1.15 multiplier) using Architectural Shingles ($6.50 base):
Area (2,500) × Pitch (1.15) = 2,875 effective sq ft.
2,875 sq ft × $6.50 base rate = $18,687.50 base cost.
With moderate complexity (+15%), total estimate = $21,490.62.
