A common mistake is using the interior square footage of your home. A roof's area is always larger due to eaves, overhangs, and the angle (pitch). For example, a 1,500 sq. ft. ranch home typically requires about 2,200 to 2,500 sq. ft. of roofing material.

2. The Impact of Roofing Materials

Material choice is the largest factor in the final price. Here is a realistic breakdown per square foot installed:

  • Asphalt Shingles: The most common and affordable option, lasting 15-30 years.
  • Metal Roofing: Extremely durable (50+ years) and energy-efficient but costs 2-3x more than shingles.
  • Slate and Tile: Premium materials that can last a century but require reinforced roof structures due to their heavy weight.

3. Why Pitch Matters
